Building Caretaker Job Description
A Building Caretaker is responsible for maintaining the cleanliness, safety, security, and general upkeep of residential, commercial, or public buildings. They perform routine inspections, carry out minor repairs, clean common areas, monitor building systems, and ensure the property is well-maintained and in good working condition. Building Caretakers respond to tenant or occupant requests, coordinate maintenance and repair services when necessary, maintain outdoor areas, and ensure compliance with health, safety, and building regulations. They may also monitor security, manage building supplies, and keep maintenance records. Their role is essential in providing a safe, clean, and comfortable environment for occupants while preserving the condition and value of the property.
Main Responsibilities:
- Inspect and maintain the building and surrounding property.
- Perform minor repairs and routine maintenance tasks.
- Clean common areas and ensure the property remains tidy.
- Respond to maintenance requests from tenants or occupants.
- Monitor plumbing, electrical, heating, and other building systems.
- Coordinate with contractors for major repairs when required.
- Maintain maintenance records and monitor building supplies.
- Follow health, safety, and building regulations.
Important Skills:
A successful Building Caretaker should have basic maintenance and repair skills, knowledge of building systems, strong organizational and time management abilities, attention to detail, and problem-solving skills. Tasks
- Sweep, mop, scrub and wax hallways, floors and stairs
- Empty trash cans and other waste containers
- Wash windows, interior walls and ceilings
- Make adjustments and minor repairs to heating, cooling, ventilation, plumbing and electrical systems, and contact tradespersons for major repairs
- Contact contractors for repairs and maintenance of the establishment
- Perform minor repairs on appliances
- Perform safety and security checks
- Move heavy furniture, equipment and supplies
- Perform other routine maintenance jobs such as painting and drywall repair
- Water and tend to plants, lawns and/or gardens
- Clean and disinfect bathrooms and fixtures
- Work with minimal supervision
- Clean snow and ice from walkways and parking areas
