Building Superintendent Job Description
A Building Superintendent is responsible for overseeing the daily operation, maintenance, and security of residential, commercial, or mixed-use buildings. They ensure that the property is clean, safe, and well-maintained by supervising maintenance activities, coordinating repairs, inspecting building systems, and responding to tenant concerns. Building Superintendents perform routine inspections of plumbing, electrical, heating, ventilation, air conditioning (HVAC), and other building systems to identify and resolve issues promptly. They may also supervise contractors, manage maintenance schedules, monitor building supplies, and ensure compliance with health, safety, and building regulations. Their role is essential in maintaining the property’s value, ensuring tenant satisfaction, and supporting the efficient operation of the building.
Main Responsibilities:
- Oversee the daily maintenance and operation of the building.
- Perform routine inspections of building systems and common areas.
- Coordinate repairs and supervise contractors when necessary.
- Respond to tenant maintenance requests and resolve issues promptly.
- Maintain the cleanliness and safety of the property.
- Monitor maintenance supplies and equipment.
- Keep maintenance records and prepare reports.
- Ensure compliance with health, safety, and building regulations.
Important Skills:
A successful Building Superintendent should have strong maintenance and repair skills, knowledge of plumbing, electrical, HVAC, and building systems, excellent organizational and time management abilities, problem-solving skills, attention to detail, and good communication and customer service skills. Leadership, reliability, basic computer skills, the ability to coordinate multiple tasks, and a strong commitment to workplace safety are also essential for effectively managing building operations.

Responsibilities
Tasks
- Sweep, mop, scrub and wax hallways, floors and stairs
- Operate industrial vacuum cleaners to remove scraps, dirt, heavy debris and other refuse
- Empty trash cans and other waste containers
- Wash windows, interior walls and ceilings
- Make adjustments and minor repairs to heating, cooling, ventilation, plumbing and electrical systems, and contact tradespersons for major repairs
- Contact contractors for repairs and maintenance of the establishment
- Show apartments and offices to prospective tenants
- Move heavy furniture, equipment and supplies
- Perform other routine maintenance jobs such as painting and drywall repair
- Water and tend to plants, lawns and/or gardens
- Clean and disinfect bathrooms and fixtures
- Work with minimal supervision
- Clean snow and ice from walkways and parking areas
